The Housing Gap

Some assignments are too long for temporary lodging — but still require a real home.

Megaprojects can bring project managers, engineers, technical leaders, commissioning teams and operations professionals into a region for years at a time. Existing housing systems are rarely designed around that workforce.

Purpose-built workforce lodging

Best suited for

  • Large craft populations
  • Rotational teams
  • Shorter assignments
  • Centralized meals and transportation
  • High-density project accommodation

An essential part of megaproject workforce infrastructure.

HPHT Project Housing

Best suited for

  • Multi-year professional assignments
  • Project and engineering leadership
  • Relocating spouses and families
  • Permanent operations personnel
  • Employees who need a conventional home

A home in the community — not simply a place to sleep.

Our Approach

Long-duration housing, planned like infrastructure.

Large projects plan years ahead for power, equipment, materials, logistics and labor. Long-duration housing deserves the same discipline.

Housing treated as a capacity problem

01

Capacity Planning

Understand demand before the workforce ramp creates a housing constraint.

02

Local Execution

Build the local property, vendor, maintenance and operating infrastructure required to deliver consistently.

03

Permanent-Use Discipline

Deploy capital into housing that retains a rational use after project-specific demand fades.

HPHT applies program-management and capacity-planning principles to one of the less visible constraints surrounding a major project: where its long-duration workforce will actually live.

Who We House

Built around the long-duration project organization.

01

Project Leadership

  • Project directors
  • Project managers
  • Construction managers
  • Commercial leadership
  • Project controls

02

Engineering

  • Mechanical
  • Controls
  • Civil
  • Power and grid

03

Commissioning

  • Commissioning leadership
  • Startup teams
  • Turnover management
  • Technical integration

04

Permanent Operations

  • Site operations
  • Facilities leadership
  • Engineering
  • Infrastructure management

When an assignment lasts years rather than months, housing becomes part of employee retention, relocation, and project execution.

One Housing Program

From workforce plan to front door.

Instead of asking every relocating employee to navigate an unfamiliar housing market independently, HPHT creates one coordinated housing program connecting corporate workforce demand, local housing and ongoing resident support.

One accountable housing interface for the employer. One consistent experience for the employee.

  1. 01

    Plan

Understand workforce timing and household needs.

  2. 02

    Secure

Source existing, partner and future housing capacity.

  3. 03

    Prepare

Bring each home to a consistent move-in standard.

  4. 04

    Operate

Provide local support throughout the assignment.

  5. 05

    Transition

Move housing toward permanent demand as the project evolves.

A Consistent Housing Standard

Corporate-ready without feeling corporate.

Employees should be able to arrive with their family and begin living — not spend the first month assembling furniture, opening utility accounts and chasing maintenance requests.

HPHT Ready.

A consistent standard for homes entering the HPHT network.

  • Move-In Ready

Professionally inspected and prepared before arrival.

  • Connected

Reliable high-speed internet and utility readiness.

  • Functional

Quality kitchen, laundry and everyday household essentials.

  • Comfortable

Quality furniture and workspace where furnished.

  • Practical

Parking, pet-friendly options and appropriate household functionality.

  • Supported

Responsive local maintenance and ongoing property support.

Specific standards vary by property type and corporate requirement.

Add Capacity

Create housing supply instead of simply competing for it.

01

Reactivate

Acquire and improve vacant or underutilized housing.

Bring existing homes back into productive use through targeted renovation and professional operation.

02

Partner

Bring qualified locally owned homes into a consistent project-housing network.

Expand capacity without requiring every property to sit on HPHT’s balance sheet.

03

Develop

Add new townhomes, rental communities and conventional housing when demonstrated demand supports construction.

Use project demand to accelerate housing that can remain valuable long after construction ends.

The objective is incremental housing capacity, not displacement of the existing community.

Initial Market

Southern Ohio

HPHT’s initial focus is Southern Ohio, where large-scale investment in data centers, power generation and supporting infrastructure is creating a prolonged cycle of construction, commissioning and permanent operations.

Communities closest to major project sites were not designed to absorb a rapid influx of long-duration professional households. HPHT is evaluating housing capacity across the Chillicothe–Waverly/Piketon–Portsmouth corridor with a focus on project access, family quality of life, existing housing depth and the long-term usefulness of new supply.

01

Multi-Year Demand

Major infrastructure programs require professional teams well before peak construction and through commissioning.

02

Limited Housing Depth

Secondary markets can have adequate normal housing supply while lacking the depth, consistency and operating infrastructure required for rapid corporate relocation.

03

Permanent Transition

Construction and commissioning demand can eventually overlap with permanent operational employment, allowing well-selected housing to remain useful after the build.

After the Build

Built for the project. Useful after it.

The best long-duration project housing should not become obsolete when construction ends. HPHT prioritizes conventional housing and residential infrastructure that can transition toward permanent employees, local residents, normal rentals, or owner-occupancy over time.

Construction

Project leadership + engineering

Commissioning

Technical + startup workforce

Operations

Permanent employees + local households

Different residents. Same useful housing.

About HPHT

Built from housing on the ground and program management at scale.

HPHT Communities was founded by Mason Um, a technology program manager and real-estate investor who has been actively investing in Ohio residential real estate for the past three years.

Through acquiring, improving and operating residential properties in Ohio, Mason has developed firsthand experience with the realities of local housing supply, renovation, contractors and property operations.

His professional background in technology program management brings a complementary discipline: coordinating complex programs across multiple stakeholders, anticipating capacity constraints, managing dependencies and building operating systems before bottlenecks emerge.

HPHT brings those two disciplines together — applying program-management and capacity-planning principles to the housing needs created by major infrastructure projects.

For Corporate Partners

One program across a complex project organization.

Long-duration relocations rarely sit with one employer alone. Project owners, EPCs, engineering firms, commissioning companies and equipment suppliers can all require housing in the same regional market.
